What is Lejeregulering?

Lejeregulering, or rent control, is a system that regulates rental prices in Denmark. It was established to protect tenants from sudden rent increases and to ensure that housing remains accessible to all, especially in urban areas where demand is high.

How does it work?

The system is governed by the Danish Housing Regulation Act and the Rent Act, which outline the rules for both regulated and unregulated municipalities. In regulated areas, rents are determined based on the cost of maintaining the property, ensuring they do not exceed a set limit. In contrast, some areas allow landlords to set rents freely.

In short, this means that the rent will be regulated yearly in accordance with net price index from Statistics Denmark (Net price index – Statistics Denmark 

An example of how you calculate the yearly increases for your budgeting, we have used January 2024 as move-in month (118.1) with a yearly increase in January 2025 (119.7). The ratio: 119.7/118.1×100-100=1.3% yearly increase. You will be notified up front in writing by the landlord about the rent increase.
