Ejendomsværdiskat

What is Ejendomsværdiskat?

Ejendomsværdiskat, or property value tax, is an annual tax imposed on homeowners in Denmark. It is calculated based on the assessed value of owner-occupied residential properties, which means that rental properties are exempt from this tax obligation.

How does it work?

Property Value Tax Rate
Up to DKK 9,200,000 0.51%
Above DKK 9,200,000 1.4% on the value exceeding DKK 9,200,000

This progressive structure means that higher-valued properties incur a greater tax burden.

Common rules or requirements

  • Only applicable to owner-occupied properties.
  • Rental properties are exempt from Ejendomsværdiskat.
  • Tax rates are based on public property assessments.

Example

Imagine you own a home in Copenhagen valued at DKK 10,000,000. You would pay 0.51% on the first DKK 9,200,000 and 1.4% on the remaining DKK 800,000. This means your Ejendomsværdiskat would be approximately DKK 51,000 plus DKK 11,200, totaling around DKK 62,200 annually.
