Aconto
What is Aconto?
Aconto is a system of advance payments commonly used in Denmark to cover estimated future costs—especially for utilities like water, heating, and electricity. Instead of paying the exact amount used each month, tenants pay a fixed amount upfront based on expected consumption.
This system is especially common in rental contracts and helps distribute utility costs evenly over the year.
How does it work?
Each month, you pay a set Aconto amount along with your rent. This payment is based on an estimate—often using past usage data or an average for the building. At the end of the year (or sometimes more frequently), your actual consumption is calculated through meter readings.
-
If you’ve paid too much: You’ll receive a refund.
-
If you’ve paid too little: You’ll need to pay the difference.
Why is Aconto used?
The Aconto system makes budgeting easier for both landlords and tenants:
-
For tenants: You avoid large, unexpected utility bills.
-
For landlords: It helps ensure timely cost coverage for utilities tied to the property.
What should expats know?
When signing a rental contract, check if utilities are paid via Aconto. It will usually be listed separately from your base rent. Also:
-
Keep an eye on your usage—especially during winter when heating costs rise.
-
Ask your landlord for past utility bills to better estimate your actual costs.
-
Make sure to submit meter readings on time if required.
Aconto Payments in Lease Agreements
In Danish rental agreements, utilities such as water, heating, and internet are often paid aconto—meaning on account. This system involves paying a fixed monthly amount alongside your rent, based on estimated usage.
Once a year, the landlord will calculate your actual consumption and compare it to what you’ve paid.
- If you’ve paid more than you’ve used, you’ll receive a refund.
- If you’ve used more than what was covered by the aconto payments, you’ll need to pay the difference.
Quick tip for expats
- Always check your lease to see which utilities are paid aconto and what’s included in the monthly amount.
- Ask how and when the annual utility reconciliation is done, and keep copies of all aconto statements and final balances for your records
