Udlejer

What is an Udlejer?

An udlejer owns the property and rents it out under a lease agreement (lejekontrakt). Depending on the setup, your udlejer may be:

  • A private homeowner

  • A property management company

  • A housing cooperative or association (boligforening)

In some cases, your udlejer handles everything personally; in others, a property administrator (administrator) manages practical matters on their behalf.

 

What are their responsibilities?

By law, the udlejer must:

  • Maintain the property in good, safe condition

  • Make necessary repairs within a reasonable time

  • Respect notice periods and provide legal documentation for rent changes or termination

  • Conduct inspections such as indflytningssyn and fraflytningssyn (if applicable)

The udlejer must also handle the deposit and prepaid rent according to regulations and return any unused portion after the tenancy ends—minus documented deductions.

 

Example

You rent a flat from a private udlejer. They’re responsible for ensuring your heating system works properly. When you report a broken radiator, they must arrange for repairs—either directly or through a service company—and cover the cost unless the damage was your fault.

  • Always communicate with your udlejer in writing when reporting issues—email is best.

  • Make sure your lease clearly states the udlejer’s contact details and responsibilities.

  • Keep copies of all correspondence and inspection reports throughout your tenancy.

  • If the udlejer is unresponsive, seek help from a tenant association (lejerforening).
