Indflytningssyn

What is an Indflytningssyn?

If you are renting a property in Denmark from a landlord who owns more than one rental unit, they are legally required to conduct an indflytningssyn within two weeks of the start of your lease. During this inspection:

  •   The landlord walks through the property with you.
  •   Any existing damage or issues are noted in a written inspection report (indflytningsrapport).
  •   You will receive a copy, usually on the same day or shortly afterward.

This process is essential to avoid disputes over deposit deductions later on.

Why is it important?

The indflytningssyn sets a baseline for how the property looked when you moved in. Without this documentation, it can be difficult to prove that any damage wasn’t caused during your tenancy.

  •   Ensures transparency between tenant and landlord.
  •   Helps avoid unexpected charges when moving out.
  •   Gives you a chance to report overlooked issues within 14 days.

 

What should tenants do?

Here’s how to protect your rights during and after the inspection:

  •   Be present. Always attend the inspection in person if possible.
  •   Take your own photos. Document any damage you notice, even if it’s written down.
  •   Request a copy. Make sure you receive and keep the indflytningsrapport.
  •   Follow up in writing. If you notice anything else after moving in, you have 14 days to notify the landlord in writing.
