What is a Fraflytningssyn?
If your landlord owns more than one rental property, they are legally required to carry out a fraflytningssyn no later than two weeks after your move-out date.
During the inspection:
- The landlord checks for damage or deterioration beyond expected wear.
- A fraflytningsrapport (move-out report) is completed.
- You’ll be asked to sign the report and will receive a copy.
This inspection is directly compared to the original indflytningssyn report, so good documentation at move-in is crucial.
Why is it important?
The fraflytningssyn determines whether you’ll get your full deposit back or if deductions will be made. Common reasons for deductions include:
- Walls that need repainting (if beyond normal wear)
- Broken fixtures or appliances
- Insufficient cleaning
If you disagree with the report, you can contest it—but only if you have your own documentation from move-in and move-out.
How to prepare
To avoid unnecessary charges, follow these steps before the inspection:
- Clean thoroughly. Pay special attention to appliances, windows, and bathrooms.
- Fix small issues. Replace light bulbs, fill small holes in the walls, and ensure fixtures are working.
- Take photos. Document the property’s condition on the day you leave.
